What is behind the growth

Yokine is well placed. It borders Dianella, Tuart Hill and Coolbinia, sits close to the Main Street precinct in Mount Hawthorn and runs easily into the city. Yokine Reserve and the Western Australian Golf Club give it real open space. The community around the suburb is settled, so homes do not turn over often, which is part of why prices have moved the way they have.

Housing stock is mixed. Original post war homes, a layer of 1990s and 2000s infill, and newer subdivision product. Appraisals vary widely as a result, and anything based on the suburb median alone will usually be off. Most sales fall between $1.1m and $1.58m, which is a wide band for a suburb this size.

What low turnover means if you are selling

A suburb where people stay put is a good suburb to sell in. Buyers who want to be in Yokine often have to wait for something to come up, so a well presented home meeting a thin market tends to attract competition rather than negotiation.

The flip side is that there are fewer recent comparable sales to price from, and the ones that exist may be six or nine months old in a market that has moved 32.0% in a year. Pricing off stale comparables in Yokine will usually undersell the property.

My experience in Yokine

I have been selling across Perth’s inner north for over 26 years, and Yokine has been part of that throughout. Houses, villas and vacant land all trade here, and they do not behave the same way. Land in particular attracts builders and owners planning to build, who price on what a block will take rather than on nearby house sales. Marketing a site like that to family buyers leaves money behind.

The buyer pool is also shared. People searching Yokine almost always have the adjoining streets of Nollamara, Tuart Hill and Dianella open in another tab, and I work across all of them. Pricing a Yokine property without looking at what those streets are doing will usually miss.

Parks and getting around

Yokine has a mix of government and independent schools in and around the suburb, including options that draw families from well beyond Yokine itself. As everywhere in the inner north, catchments are worth confirming rather than assuming, because families search by them.

Yokine Reserve is the suburb’s main open space, and the Western Australian Golf Club occupies a substantial part of the suburb, which keeps density down and greenery up. Alexander Drive and Wanneroo Road handle most of the commuting, with the city around six kilometres away.

Schools near Yokine

Families search by school, so this is usually one of the first things a buyer checks. Intake boundaries do not follow suburb boundaries and are reviewed from time to time, so confirm your current catchment before relying on it in marketing.

Yokine shares much of its buyer pool with Dianella, Nollamara and Bedford, and he sells across all of them. He offers free, no-obligation appraisals and can be reached on 0418 957 346.

Does Nic Di Rosso sell in Yokine?

Yes. Nic has worked across Perth’s inner north for over 26 years, including Yokine and the adjoining suburbs of Dianella, Nollamara, Tuart Hill and Bedford. He handles houses, villas and vacant land, which in Yokine attract quite different buyers.

What is the median house price in Yokine?

The median house price in Yokine is around $1.32m, with most sales between $1.1m and $1.58m. Units sit near $690,000. Figures are from REIWA and are updated regularly.

Is Yokine a good suburb to sell in right now?

Yokine has recorded growth of 32.0% over the past twelve months, the strongest of the inner north suburbs covered on this site, and homes are selling in about 14 days. Low turnover means well presented homes tend to attract competition.

Why do Yokine appraisals vary so much?

The housing stock is mixed, ranging from original post war homes through 1990s and 2000s infill to recent subdivision product. Two homes on the same street can be very different propositions, so a figure based on the suburb median alone will usually be wrong in one direction or the other.

What can I rent a property in Yokine for?

Median rent in Yokine is around $780pw. If you are deciding between selling and holding, that is a starting point, but the right answer depends on your property and what it would achieve on the current sale market.
