Land is what makes Dianella different. Most of the suburb was built through the 1960s and 70s on blocks of 700 square metres or more, so a good portion of what sells here is bought for the land as much as the house. If your block can be subdivided, that changes who your buyers are and often changes the price.
I have seen this go wrong in both directions. Homes marketed only as family residences when the land was worth more to a builder, and sites pitched at developers when a family would have paid more to move in.

Dianella is not one single market
Prices and buyer behaviour vary noticeably across the suburb. The streets around Dianella Regional Open Space behave differently to the pocket near Dianella Plaza, and the newer infill off Grand Promenade is different again. The suburb runs from the Morley side across to the Yokine border, and those two ends do not attract the same buyer.
That spread is why the median, currently around $1.23 million, is a weak guide for any individual property. Most sales land somewhere between $1m and $1.49m, which is a wide enough band that a suburb average tells you almost nothing about your home.
Working out whether your block can be subdivided
Subdivision potential depends on your zoning code, the width of your frontage, the shape of the lot and what is already built on it. Two neighbouring blocks of the same size can have quite different potential. The City of Stirling holds the zoning information, and it is worth establishing your position before you go to market rather than after.
It matters because it changes the campaign. A site with genuine development potential should be marketed to builders and developers, who value it on what they can put on it. A home without that potential should be marketed to families, who value it on how it lives. Running the wrong campaign leaves money behind either way.
My experience in Dianella
I have spent over 26 years selling across Perth’s inner north, and Dianella is one of the suburbs I know best. The judgement that matters here is nearly always the same one. Is this block worth more with the house on it, or to someone who intends to build? That single call decides who the campaign targets, how it is marketed, and what the property ends up fetching.
I will tell you honestly which way I think your property leans, including when the answer is that the land is the asset and the house standing on it is incidental. That is not always what an owner wants to hear, but it is usually worth money.
Shops, parks and getting around
Dianella is well served for schools, with both government and independent options in and around the suburb. Families search by catchment, so if your home sits inside a sought-after intake area that is worth confirming and putting in the marketing.
Day to day, Dianella Plaza covers most shopping needs and Morley Galleria is a short drive for anything larger. Dianella Regional Open Space is the suburb’s main green space and homes backing onto or facing it consistently attract more interest than the suburb average would suggest.

Schools near Dianella
Families search by school, so this is usually one of the first things a buyer checks. Intake boundaries do not follow suburb boundaries and are reviewed from time to time, so confirm your current catchment before relying on it in marketing.
