Character carries more weight here than in most Perth suburbs. Homes inside the heritage precinct come with restrictions on what can be altered, and buyers factor that into their offers. Being able to walk to the Beaufort Street cafes, the Astor Theatre or the ECU campus brings in a particular type of buyer, usually professionals or people downsizing who want to be close to things. Blocks near the golf course or Hyde Park attract a premium that a desktop appraisal will miss.

Apartments run on different fundamentals. Rental yield, strata quality and student demand from ECU drive that end of the market, so I appraise them separately. A well run strata with healthy reserves is worth real money to an informed buyer, and a building with known defects or a history of special levies is a much harder sell regardless of how good the apartment itself is.

The catchment question
