Someone On Your Side

Buyer’s Agent, Perth

In most property transactions every agent in the room works for the seller. A buyer’s agent works only for you: finding properties, checking them properly, and negotiating on your behalf.

What I do for you

Who it suits

First home buyers who want each step explained rather than learned under pressure. People relocating to Perth who do not yet know which streets are worth paying for. Investors who want yield and growth assessed rather than taken from a brochure. And anyone whose weekends are not free for home opens.

In several of the suburbs I work, homes sell in around a fortnight. That is not long to find a property, inspect it properly and decide.

Buying and selling at the same time

Most people moving house are doing both, and the two are connected. Sell first and you know your budget but may be renting. Buy first and you have certainty about where you are going but pressure on the sale. There is no universally right answer, and having one person across both sides means the timing is managed rather than improvised.

Common questions

What does a buyer’s agent do?

A buyer’s agent works exclusively for the buyer rather than the seller. That covers sourcing suitable properties, due diligence on value, condition, strata and zoning, and negotiating the purchase on the buyer’s behalf.

Why use a buyer’s agent when the selling agent is free?

The selling agent is paid by the seller and acts in the seller’s interest. They are not there to tell you a property is overpriced. A buyer’s agent represents only you.

What does a buyer’s agent cost in Perth?

Fee structures vary with the level of service and the type of property. Call Nic on 0418 957 346 to discuss what would apply to your situation.

Can Nic Di Rosso help me buy and sell at the same time?

Yes. Most people moving house are doing both, and the timing of the two is connected. One person across both sides means the sequencing is managed deliberately.

Does a buyer’s agent get access to properties before they are listed?

Sometimes. Agents talk to each other, and long standing relationships mean hearing about properties early, or about a sale that has fallen through. Not guaranteed on any given purchase, but over a search it is a genuine advantage.
