An appraisal is not a valuation
These get confused constantly. An appraisal is an agent’s opinion of likely selling price, based on the local market and comparable sales, and it is free. A valuation is a formal report by a licensed valuer, usually for a bank or a legal matter, and it costs money.
If you are weighing up selling, an appraisal is what you want. If a lender or a court has asked for a figure, you need a valuer, and I will tell you so rather than take the appointment.
Why not just use an online estimate
An automated estimate cannot see inside your property, does not know what you have spent on it, and cannot tell a north facing rear garden from a south facing one. It also leans on the suburb median, which in most of the suburbs I work is close to useless for an individual home. The spread between the low and high end is wide enough that the median tells you very little.

Yes. There is no cost and no obligation. You are not committing to sell, or to list with Nic, by asking for an appraisal.
What is the difference between an appraisal and a valuation?

How long does a property appraisal take?
The visit usually takes about 30 minutes. Nic walks through the property with you, asks about any work you have done, and answers your questions.
Do I have to sell if I get an appraisal?
No. Many owners get one simply because they are considering their options and want a realistic figure rather than an online estimate. There is no obligation of any kind.
How accurate are online property estimates?
They are a starting point at best. An automated estimate cannot see inside your property, does not know what you have spent on it, and cannot account for aspect, condition or development potential. Those are often what decides the final price.
